St. George Utah Real Estate Update: What’s Happening Around Mall Drive and Red Cliffs

August 22, 20269 min read

The Mall Drive corridor continues to be one of the busiest areas for St. George Utah Real Estate, retail activity, restaurants, services, and commercial development. From the north side of I-15 to Red Cliffs Mall and the businesses moving in along Mall Drive, there is a lot of positive momentum in this part of town.

This is one of those areas where you can really see Southern Utah growing in real time. New businesses are opening, familiar spaces are being reinvented, and commercial projects are moving from dirt work to finished buildings. For homeowners, investors, and business owners following St. George Utah Real Estate, these changes matter because they shape the convenience, character, and long term appeal of the surrounding neighborhoods.

New Businesses on the North Side of I-15

Starting on the north side of the freeway in Twin Lakes Plaza, several commercial spaces have been making solid progress.

Garage Doors Only has completed construction and is open for business. Across the street, Desert Legacy Cabinets has also opened in the larger commercial building after becoming the final company to move into that space.

Another project nearing completion is Cascade Collision Repair. The building was getting close to the finish line, although an exact opening date had not yet been announced. It should be another useful service addition for the growing number of homes, vehicles, and businesses in this section of St. George.

These may not be flashy restaurant announcements, but they are a great example of the commercial fundamentals that support a strong St. George Utah Real Estate market. The more services, trades, and local businesses that establish themselves nearby, the more functional and valuable an area becomes for residents and business owners alike.

Red Cliffs Mall Is Adding More Reasons to Stop By

Red Cliffs is continuing to evolve, and there were several fun openings and future concepts in the works throughout the mall.

Hot Dog on a Stick, Sixteen Soda and Sweets, and Sixteen by JustKass and Nen

One of the more nostalgic additions is Hot Dog on a Stick, located outside Al’s Sporting Goods. The location was scheduled to open February 1, bringing a familiar classic back to the area.

Next to it, Sixteen Soda and Sweets was planned to open February 14, along with Sixteen by JustKass and Nen, a boutique right beside it. All three businesses are being opened by the Nelson family, known for their Not Enough Nelsons YouTube channel and their family of 16 children.

It is a cool local story, and these openings bring more energy to Red Cliffs. A soda shop, boutique, and quick-service food option may seem simple, but they create the kind of variety that encourages people to spend more time in an area. That kind of activity is always worth paying attention to in St. George Utah Real Estate.

Street Eats Is Moving to The Terrace

One of the biggest food updates is the move for Street Eats, a local favorite that had been operating on Sunland Drive. Street Eats is relocating to The Terrace, taking over the former Sushi location.

The plan is a major step up from the previous fast casual setup. The new restaurant is expected to offer a full-service experience with a hostess, servers, seven-day service, Sunday brunch, and a full liquor license.

The menu will continue featuring the burgers people already know, while also including the seafood dishes the restaurant has added. With the owners’ Seattle roots, the new space is expected to carry a cool Seattle-inspired theme as well.

Street Eats was aiming for a March opening at the time of this update. That is the kind of move that helps turn a retail center into more of a destination. Great food, outdoor gathering areas, and nearby shopping can make a real difference in how people experience a neighborhood.

For anyone tracking St. George Utah Real Estate, The Terrace is a good example of how commercial spaces can adapt. A restaurant space that changes hands is not necessarily a negative. In many cases, it is an opportunity for a fresh concept that better matches the market and the location.

A Future Tenant for the Former Wanna Cinn Space

Right next door, Wanna Cinn had closed after only a few months in business. Work was underway to identify a new tenant for the space, although no formal announcement had been made yet.

That is just part of the reality of commercial real estate. Not every concept works out, but a strong location with good visibility and access still has value. The right operator can come in, make the space their own, and create something that sticks.

GBY Grill Brings Korean Barbecue to Red Cliffs

Another exciting restaurant project is the former Soul Grill building, which is being rebranded as GBY Grill. GBY is Korean for rib, and the concept is planned as a Korean barbecue restaurant.

This one has a lot of potential because it is being opened by the owners of Sakura, one of the most popular restaurants in town. Construction had just begun, with hopes of opening sometime during the summer.

New restaurant concepts are a great sign for St. George Utah Real Estate. They reflect a growing customer base and an increasing appetite for more variety. As St. George expands, people want more than the basics. They want memorable local places to meet, eat, and enjoy the community.

More Future Plans at Red Cliffs

There are still a couple of larger opportunities at Red Cliffs that are worth keeping on the radar.

  • The former Pizza Pie Cafe site: The east entrance space will require a significant reconstruction effort. Plans were being developed, with more details expected later.

  • The former movie theater area: The theater has been removed, and conceptual plans were being considered for the back portion of the property. Nothing was finalized at that point.

These are the types of vacant or redeveloping spaces that can become major opportunities. A well-designed new use can reshape an entire section of a shopping center. Whether it becomes dining, retail, entertainment, office space, or another commercial use, it will be interesting to see what comes next.

Commercial redevelopment is one reason St. George Utah Real Estate remains so interesting. The market is not just adding new projects on empty land. It is also repositioning existing properties to meet changing needs.

Prickly Pear Pediatric Therapy Expands Along Mall Drive

Heading south on Mall Drive, Prickly Pear Pediatric Therapy recently opened in a new location. The practice moved from downtown St. George and transformed a former plastic surgery office into a 2,200-square-foot pediatric therapy clinic.

The clinic provides speech therapy and occupational therapy for children from birth through age 18. Outside of Intermountain Health, it was described as the only pediatric speech and occupational therapy clinic with a dedicated physical location in Southern Utah.

This is a really meaningful addition to the Mall Drive area. Growth is about more than restaurants, stores, and rooftops. It is also about making sure families have access to important professional services close to home.

For families considering a move, services like this contribute to the livability of an area. That is an important part of the larger St. George Utah Real Estate conversation, especially for buyers looking for a community that supports everyday family life.

Watts Construction Is Building a New Commercial Office

Further south on Mall Drive, Watts Construction was preparing to build a new 11,000-square-foot office building. The company is moving its office from the Fort Pierce Industrial Park to this new location.

Watts Construction plans to occupy the upper floor, while approximately 4,500 square feet will be available for lease to other companies. The project will also include about 2,000 square feet of storage with a walkout basement-style area on the backside of the building that tenants can use.

At the time of the update, excavation was underway and the building was expected to begin going vertical soon, with a target completion sometime in the summer.

This is a strong example of the demand for flexible commercial space in St. George. Businesses need room to grow, and mixed-use office buildings with lease opportunities can serve local professionals, service companies, and entrepreneurial businesses looking for a visible location.

If you are interested in buying, selling, leasing, or investing in commercial property, keeping an eye on projects like this is important. Commercial growth can influence traffic patterns, nearby business opportunities, and the future desirability of a corridor.

Why These Updates Matter for St. George Utah Real Estate

It is easy to look at a new restaurant or construction site and think it is just another business opening. But taken together, these updates point to something bigger. The Mall Drive and Red Cliffs area is becoming more diverse, more service-oriented, and more convenient for the people who live nearby.

Here is what stands out from this round of updates:

  • More retail and service businesses are filling out new commercial spaces north of I-15.

  • Red Cliffs is adding fresh food, shopping, and entertainment-oriented concepts.

  • Existing commercial spaces are being repurposed instead of sitting idle.

  • Family-focused services are expanding along Mall Drive.

  • New office and lease space is being developed for local businesses.

All of this supports the broader appeal of St. George Utah Real Estate. Buyers often look at the home first, but they also care about what is five minutes away. They care about restaurants, shopping, healthcare, schools, family services, and access to the businesses they use every week.

For sellers, nearby improvements can help tell a stronger story about a property and its location. For investors and commercial buyers, these updates can help identify areas where growth is gaining traction before the next wave of development arrives.
